We target to achieve MRCPs ‘+’ scenario by transferring additional plot ratio (GFA of 175,336 m²) from Tai Kok Tsui into the site. Despite increased density, over 26,923 m² of open space is proposed. Additionally, street consolidation strategies are employed to ease road congestion and free up more street-level space for retail, commercial, and public activities.
